Energy awerness in an office building - Office Garden III.

The third building of Office Garden opened its doors to the users recently. The brand new structure is coherent with the previously built ones, but it is unique as well. The present phase is more energy efficient, its technical and architectural solutions are modern, following new trends, it takes into account the employees requirements. 

The third building of Office Garden opened its doors to the users recently. The building was developed by GRT Group. It is located in the 11th district of the Capital, in the block between Hengermalom street- Szerémi út - Barázda utca - Budafoki út. The area can be reached by public tranportation easily from almost every part of Budapest. Near the block there are the stops of tram 1, bus line 133E and tram 17, 49, 47. Three of the 5 planned building have been completed. The third brand new structure is coherent with the previously built ones, but it is unique as well. The present phase is more energy efficient, its technical and architectural solutions are modern, following new trends, it takes into account the employees requirements. 

The mass shaping and the ground-plan reminds to the previous phases. The arrangement resembles an „H” in which the staircase blocks can be found at the two point of intersection. Due to the buildings extensions just as the staircase blocks the ground-plan can arranged easily. We have the possibility to form an open office, or a cell arrangement. The borders of the rented estates can be variable, it provides the opportunity to arrange different shapes and sizes offices. It is essential in the case of buildings based on speculative construction because staircase blocks are easily reachable. Under the phase a 4 floor underground garage can be found. It assures 400 parking spaces, plenty of bicycle sheds, just as charging stations /more than it prescribed by the regulations/.

The office buildings approach is different than the others’. We can reach the hall indirectly through an arcade which is located next to the building. The road is lead us to an atrium as well. The atrium is facing the main entrance bounded by a one floor part of building on the top of which there is a roof garden. The imposing, pure and modern hall is also innovator. On the left side of the hall we can found a green wall with real plants, which makes the atmosphere exciting. Entering the hall we found ourself facing with the reception next to which we can access to the staircase block, from where we reach the 7 floors of the bulding. The panorama terrace at the top of the building has its view to the Gellért Hill. Due to the ground-plan every part of the bulding is satisfactorily bright by the LEED certification system.
The buldings appearance reminds us the modern cities’ elegance. The good quality materials are visible. We can observe that the main part of the frontage consist of a curtain wall, but the colorful glass insides makes it playful. Between the strip windows grey fibre cement covers can be observed. The white composite aluminium panel divides the frontage, which bring dynamism into the bulding.

During the designing process, it was a primary goal to incorporate as much sustainable technology as possible. The most up-to-date VRV heating-cooling system utilises renewable energy, making the maintenance costs 30% lower than an average office building. Thanks to the system, the direct carbon-dioxide emission of the building is zero. LED lighting is installed everywhere in the offices and community space, which can save up to 65% of energy compared to the traditional fluorescent lamps. The environmentally friendly ventilation recovers 80% of the heat energy. Also, the locally controlled heating-cooling system can support even more efficiency. In Hungary, this is the only office building which is installed with triple-glazed insulating windows, this makes working next to the windows comfortable even in the summer or the winter. Waste collection is based on the different materials, just like in the case of the previous phases. Rainwater is collected, and reused at the operation of the building. The air handling units, the heat pumps, and the diesel generators are on the top of the building, and they are covered by an aesthetic wall. Based on the utilised technologies, the building easily earns the LEED Gold certification.
